First Townhomes in Powers Enclave ready for Spring 2006

Following on the heels of a very successful corporate launch party last month, Dharma Developments is set to welcome new homebuyers to their presentation centre this weekend.

The first of the 29 townhomes in the Powers Enclave development at the south boundary of Stittsville should be ready for occupancy next spring.
Akash Sinha of Dharma Developments says that site preparation and servicing will get underway this year, with construction taking place through the winter, allowing the initial occupancies in the development next spring. Than, ensugin occupancies will occur throughout 2006, with all units in the development to be completed by the fall of 2006.
Some wrap-up landscaping work, including development of the central park area, will then take place in the spring of 2007.
This is the first project for Mr. Sinha and Dharma Developments. He had initially been thinking about starting with a smaller townhouse development, but this opportunity at the southern boundary of Stittsville, just east of Stittsville Main Street and across from Etta Street, came along and he grabbed for it.
The 29 townhomes being built in the development will all be freehold ownership, but there is a condominium aspect to the development in terms of the street serving the development and a central park area. Condominium fees will be levied to the homeowners to look after the maintenance of the street and central park, as well as the winter snow plowing , both of the street and individual laneways.
There are four models being offered in the development, all of which can go in any location. These models range from 1450 square feet and up, with a starting price of under $220,000.
Laurysen Kitchens will be standard in all of the townhomes, as will hardwood and tile flooring on the first floor.
Some of the locations in the development will allow for walk out basement features. The models feature curving stairways, lofts and cathedral ceilings, sunken foyers, upstairs laundry rooms and single car garages.
The exterior of the townhomes will feature not brick but a cement product that is durable and environmentally more friendly than manufactured brick. The exterior of the townhomes will also be in a traditional red brick colour.
Jacqueline Belinko, a sales representative for Powers Enclave, says that there has been a lot of interest in the townhomes shown already from existing Stittsville homeowners. These are Stittsville residents who know what a great community it is but who are looking for a home that is perhaps a little smaller than what they have now or somethign requiring a little less yard maintenance. Powers Enclave, with its condominium feature regarding the snowplowing of laneways is very attractive in this sense.
